Viewing Arrangements

We will accompany you over your chosen properties and viewings can be arranged 6 days a week - Monday to Friday 9.00am until 19.00pm and Saturday 09.00am till 17.00pm.

Additional Information

If you have viewed a property with Kendall Harper which you would like to proceed with, we would be please to negotiate the terms of your tenancy with the landlord. Once terms are agreed you would be required to pay our Agency Fee of 35% of one month's rent + VAT. For Student Lets, the administration fee is £150 + vat per student and you will be required to pay your one month security deposit at the same time. This would then mean that the property is reserved for you whilst references are taken up and tenancy agreements are drafted.

References are taken up by a Tenant Referencing Agency and include a credit check, employment/accountants reference and current landlord reference where applicable. The referencing process should be completed within 48 hours and once satisfactory references are received tenancy agreements are drafted and sent out together with details of monies due and the appointment at our office in order to sign the contracts and pay any outstanding rent and deposit.

On the day of signing the Tenancy it will be necessary for you to ensure that we have received first month’s rent and six week deposit in cleared funds. These must be paid by direct bank transfer only. We will then run through the paperwork with you and hand over keys to your new rental property!

Depending on whether or not Kendall Harper manage the property you will then be going directly to your new home to meet an independent Inventory Clerk who will carry out a check in with you. The check in is extremely important, and it is your opportunity to add any damaged items or general marks etc in the property onto the inventory.
