Thank you for using Kendall Harper’s
Website in order to search for property to rent. Please check
our ‘To Let’ section to see if we have any accommodation
that is of any interest to you. You are able to organise viewings
through this page by selecting ‘Arrange Viewing’
next to the details of the property you are interested in.
Alternatively, if you cannot see anything
of immediate interest then please select the ‘Register’
button on the right hand side of this section of the Website
and submit a form in order for you to be placed on our register.
We will then email you regularly with any property updates
that match your criteria, as and when they become available.
Application Forms
We have attached our Application Forms,
which also contain our Terms and Conditions, for the convenience
of our prospective tenants. Please find following a general
overview of the referencing process and what needs to be done
prior to you moving in.
If you viewed a property with Kendall Harper
and decided that you wanted to rent it, we would require you
to pay our Agency Fee of 35% of one months rent + VAT. This
would then mean that the property is reserved for you.
An Application would then need to be completed
(by every tenant) and this form would be faxed by Kendall
Harper to a company called Homelet, who carry out our referencing
checks for us.
Homelet will contact your employer, current
Landlord and conduct a credit search. If it is found that
you require a Guarantor, the same checks would then apply
to them following the completion of an Application. TO ENSURE
THAT REFERENCES ARE PROCESSED QUICKLY WE WOULD ADVISE THAT
YOU NOTIFY YOUR EXISTING LANDLORD AND EMPLOYER THAT THEY WILL
BE CONTACTED BY HOMELET, AND THAT IT IS URGENT FOR THEM TO
RESPOND AS SOON AS POSSIBLE.
PLEASE BE AWARE THAT GUARANTORS MUST SIGN
THE TENANCY AGREEMENT BEFORE TENANTS, THEREFORE IF IT IS NECESSARY
FOR YOU TO HAVE A GUARANTOR YOU SHOULD ENSURE THEY ARE PERMANENTLY
RESIDENT IN THE UK AND ARE AVAILABLE TO SIGN THE RELEVANT
DOCUMENTATION PRIOR TO YOUR MOVE IN DATE, OR CAN ATTEND THE
APPOINTMENT THAT WILL BE MADE AT OUR OFFICE ON THE DAY YOU
WISH TO MOVE IN.
Once Kendall Harper and the Landlord have
approved the references that Homelet obtain, we will then
contact you for a move-in date.
Kendall Harper will then issue a letter
to you detailing utility providers, monies due and confirming
the appointment at our office in order for you to sign the
Tenancy Agreement. You will also be forwarded copies of all
paperwork for your perusal prior to our appointment.
On the day of signing the Tenancy it will
be necessary for you to pay the first months rent and six
week deposit via cash or a banker’s draft. We will then
run through the paperwork with you and hand over keys to your
new rental property!
Depending on whether or not Kendall Harper
manage the property you will then be going directly to your
new home to meet an independent Inventory Clerk who will carry
out a check in with you. The check in is extremely important,
and it is your opportunity to add any damaged items or general
marks etc in the property onto the inventory.
Tenant Insurance – FREE QUOTATION
Kendall Harper would strongly advise that
you ensure your own possessions in your rental property, even
if your only personal items are clothes, jewellery etc and
the furniture is provided by the Landlord. If, for example,
in the unfortunate event of a burglary any of your personal
items were taken and you had no insurance, the Landlord is
not responsible for your possessions and therefore you would
not be able to claim any monies for your lost items.
