If you have viewed a property with Kendall Harper which you would like to proceed with, we would be please to negotiate the terms of your tenancy with the landlord. Once terms are agreed you would be required to pay our Administration Fee of 35% of one month's rent + VAT. For Student Lets, the administration fee is £165 + vat per student and you will be required to pay your first month rent at the same time. This would then mean that the property is reserved for you whilst references are taken up and tenancy agreements are drafted.
References are taken up by a Tenant Referencing Agency and include a credit check, employment/accountants reference and current landlord reference where applicable. The referencing process will be completed once satisfactory references are received, tenancy agreements are drafted and sent out together with details of monies due. You will also have an appointment at our office in order to sign the contracts and pay any outstanding rent and deposit.
On the day of signing the Tenancy we ask that you ensure that we have received your first month’s rent and six week deposit in cleared funds three days prior to the start of your tenancy. These must be paid by bank transfer only. We will then run through the paperwork with you and hand over keys to your new rental property!
On the start date of your tenancy we will arrange an appointment for you to meet an inventory clerk at the property, who will carry out a check-in with you. The check-in is extremely important and where you will confirm the schedule of contents and condition of the property at the start of your tenancy. Once the check-in is complete the inventory clerk will read the meters and release the property keys to you!
